Warehouse and factory cleaning from a small team in Malvern East
Withers Solutions is a family-run business in Malvern East that does warehouse, factory and industrial cleaning across Melbourne’s south-east. On each site we clean the front office, lunchroom, toilets and changerooms, and the floor we can sweep and scrub in a visit. For a free quote, ring Ryan on 0409 385 707 at any hour, or send the site and what you need. You’ll hear back the same day.
Tell Ryan two things first: how big the floor is and how many shifts you run. If the site suits us, he walks it before he quotes. If it doesn’t, you’ll know before you hang up.
We cover industrial sites from Clayton out to Dandenong South.
What a visit can cover
- Front office: desks, screens, bins and floors
- Reception and the glass in the front door
- Lunchroom benches, tables, sink and microwave
- Toilets, showers and changerooms
- Stairs, handrails and marked walkways
- Warehouse floor swept, then scrubbed, if it fits in a visit
Industrial sites we clean in Melbourne’s south-east
Warehouses
The office and amenities, plus a floor we can sweep and scrub in a visit.
Factories
The office, lunchroom and amenities, cleaned between shifts.
Workshops & Trade
Workshop floors, front counters and the lunchroom out the back.
Distribution Centres
The offices and amenities. A site on three shifts needs a bigger crew.
Warehouse floor sweeping and scrubbing
Out the back, a concrete floor is swept or vacuumed before it’s scrubbed, because water on a dusty floor just makes mud. Stripping and sealing are separate floor care jobs, and soiled carpet by the workshop door is a carpet cleaning job. If your unit is a CrossFit box or training studio rather than a warehouse, our gym cleaning page is the one to read.
On an industrial site the dust doesn’t stay in the shed. It drifts forward and settles on every desk and bench, so we wipe first and do the floors last. Grit comes in on boots too, so the lunchroom floor gets a scrub where an office kitchenette would get a mop.
Booked around your shifts and your site rules
The office, lunchroom and amenities can be cleaned while the shed is working. The warehouse floor is quicker and safer to do empty, without forklifts crossing it, so it goes in a gap between shifts, overnight or on a day the site is shut. Weekends cost more, because award wages are higher.
We do your site induction before the first clean and work to your site rules after that, with the same small team every visit. We hold the keys and alarm code, and Ryan can send the certificate of currency for your contractor file.
What Ryan will tell you isn’t a job for us
We’re a small team. A site that needs cleaners on several shifts a day needs a bigger crew than ours, and Ryan will say so on the phone instead of quoting.
Clinical or hazardous waste and laboratory cleaning are specialist work. If the job is the machinery itself, or dust up high that needs a platform, mention it on the call and Ryan will be straight about whether it’s a job for us.

Warehouse and factory cleaning questions
How much does warehouse cleaning cost in Melbourne?
Across Melbourne, warehouse and industrial cleaning runs $35 to $50 an hour, and our regular cleans start from $99 a visit. The price follows the floor area, the lunchrooms and bathrooms, how often we come and when. A first clean usually costs 1.5 to 2 times a regular visit, and a weekly program is around 20% cheaper per visit than an occasional one. Ryan walks the site first, then gives you a fixed price. See our price guide.
Can you clean just the warehouse office and amenities?
Yes. If the front is all you need, we clean the office, reception, lunchroom, toilets and changerooms and leave the shed alone. That’s an ordinary office clean with more dust in it. The floor can be added later if it fits in a visit, and there’s no lock-in contract. A one-off clean is fine too.
How often should a warehouse be cleaned?
The front every visit, the big floor less often. The lunchroom, toilets and changerooms take a whole shift’s boots and lunches, so they usually need doing each time we come. You choose the days and hours. A site cleaned every week never gets far from clean, so each visit is shorter.
How big a warehouse can you clean?
There’s no single number. Racking, pallets and blocked aisles change the job as much as square metres do, and so does where the forklifts run. If the floor needs a ride-on scrubber or a crew on every shift, Ryan will tell you on the first call if it’s beyond us, before anyone spends time on a quote.
Do you clean warehouses in Melbourne?
Yes, within about 25 km of our base in Malvern East. That reaches the industrial estates around Clayton, about fifteen minutes away, and runs out to Dandenong and Dandenong South. See our Clayton and Dandenong South pages, or send the address and Ryan will confirm it the same day.
