Office and commercial carpet cleaning

Withers Solutions is a family-run commercial cleaning business in Malvern East. We clean carpet by hot water extraction, which most people call steam cleaning, in offices, club rooms, studios, consulting rooms and shops. Ring Ryan on 0409 385 707 at any hour, or send the rooms and a rough size, and a free quote comes back the same day.

Small sites are quoted from that description. For anything bigger, Ryan walks the floor first. We work within about 25 km, including Toorak, Malvern, Hawthorn and Camberwell.

Vinyl, timber, tile or concrete is a different job: scrubbing, stripping and sealing are on our commercial floor care page.

What a carpet visit covers

  • A walk of the floor first: stains, worn lanes and damage noted
  • Chairs, tables and mats moved off the carpet
  • HEPA vacuuming, extra passes on entries
  • Pre-spray, brushed into the pile
  • Hot water extraction, room by room
  • Dry passes, air movers, and a last look once it’s dry
  • Our own machine and products

How we steam clean commercial carpet, in order

Nothing wet touches the carpet until the dry soil is out

1

Dry soil out first

A slow HEPA vacuum, with extra passes on entries and walkways. Grit left in the pile turns to mud the moment water hits it.

2

Pre-spray and brush

Solution goes on ahead of the machine, sits for a few minutes to loosen greasy soil, then gets brushed down to the base of the pile.

3

Extract with hot water

Hot water goes into the pile and is vacuumed straight back out with the soil in it, in overlapping passes so no patch gets soaked.

4

Dry before furniture goes back

Dry passes with suction only, then air movers across the floor. Chairs go back once the carpet is dry.

The full method is in our guide to deep cleaning commercial carpets in 7 steps.

D.W. Lucas Oval: the pavilion carpet everyone thought was brown

The East Malvern Football Netball Club came to us mid-season, with a club event on 14 July 2026 and a pavilion carpet at D.W. Lucas Oval that looked brown. Under years of tracked-in soil it was a two-tone grey.

It’s a City of Stonnington building shared by three clubs, so access went through the council. We cleaned the main hall, function room, dining walkway and entries after hours, finishing ahead of the event.

The dining walkway beside the original parquet: the traffic lane is gone.

After hours, while the room is empty

Carpet has to dry before the chairs go back, so we book the work for when the space is empty: offices after the last person leaves, consulting rooms after the last appointment, shops after closing, club rooms around training and functions.

We hold the key and alarm code and lock up behind us. Everyone who cleans is police checked, and our certificate of currency goes out on request.

Book it once, or add it to a regular clean

Book it as a one-off clean before an event or when a lease finishes.

If we already do your office cleaning, extraction can ride on a visit we’re already making, which costs less than a separate trip.

Which marks will shift and which won’t

Extraction takes soil out. It can’t put back what’s gone. Ryan tells you which is which before you book.

Usually comes out

  • Tracked-in soil and the brown cast it leaves
  • Traffic lanes down walkways and entries
  • Greasy soil clinging to the fibres
  • Many spills, depending on what and how old

Won’t come out

  • Pile worn flat in a doorway
  • Worn lanes and other damage
  • Bleach marks and sun fade
  • Old spills that have dyed the fibre

Commercial carpet cleaning questions

How much does commercial carpet cleaning cost in Melbourne?

Visits start from $99. Our price guide lists carpet extraction at $50 to $200 a session, the low end when it rides on a visit we’re already making. The first clean of a carpet that has been let go takes longer and costs more than the visits after it. A one-off across several rooms is quoted after Ryan walks the floor, as a fixed price or by the hour with a cap.

Is hot water extraction the same as carpet steam cleaning?

Yes. Steam cleaning is the everyday name for hot water extraction, and the result depends less on the name than on the steps either side of it. The vacuum before and the dry passes after decide whether the carpet comes up clean or stays damp and muddy, so we never skip either.

How often should office carpet be professionally cleaned?

At least twice a year for carpet walked on every working day, and at least once a season for a club pavilion beside a sports ground, ideally before finals. Vacuuming in between matters too: the less grit ground into the pile, the less the deep clean has to do.

How long is the room out of use after a carpet clean?

Plan on one night. We work after hours, lift out as much water as we can with dry passes, then run air movers across the floor. At D.W. Lucas Oval the rooms were dry and in use again each morning. Furniture stays off until the carpet is dry.
