Our floor care is three kinds of work: hot water extraction for carpet, scrubbing for hard floors, and stripping and sealing when a coating has worn through. Most of what wears a floor out is dry. Grit comes in on shoes, settles into the carpet pile or onto the sealer, and gets ground in by every step after it. So on any floor we take the dry soil out with a vacuum first, and only then bring out the water. Wet a floor that’s still full of grit and you’ve made mud.

The first visit to a floor that has been let go takes longer and costs more than any visit after it, because we’re taking out everything that has built up. After that, holding the floor is a smaller job.
Floors need time to themselves afterwards. Carpet has to dry before the chairs go back, and a freshly sealed floor has to be left alone until the sealer has hardened, so we book the work for when the space is empty. We hold the keys for overnight work.

Which floor treatment is best for heavy foot traffic?
On a floor with heavy foot traffic, the vacuum goes first, whatever the surface, because grit tracked in on shoes is what wears it out. Sealed vinyl and linoleum then only need a scrub while the coating is sound. Once it wears through in the walkways, the old coats are stripped and fresh sealer goes down.

What is commercial floor stripping and sealing?
It’s for hard floors that carry a coating, such as sealed vinyl. When the sealer has worn through in the walkways, the old coats come off back to the bare floor and fresh sealer goes down. If the coating is still sound, a scrub is all it needs.
How often should commercial floors be professionally cleaned?
It follows the traffic and what lands on the floor. The floor at Siora Tiramisu gets a deep clean twice a week because it’s a white floor in a food kitchen. The pavilion carpet at D.W. Lucas Oval was a single restoration. Most floors sit somewhere between those two.
Can you remove stains from commercial carpet?
Often, and it depends on what the stain is and how long it has been there. Hot water extraction takes out soil. It can’t reverse a stain that has bleached or dyed the fibre. Ryan looks at the carpet before quoting and tells you what will come out and what won’t.
How long does floor polishing take?
That depends on the size of the area and the state of the floor, so Ryan gives you a time once he has seen it. Plan for the room to be out of use overnight: carpet has to dry and fresh sealer has to harden before anyone walks on it.
Do you service all floor types?
Vinyl, timber, polished concrete, tile, carpet, rubber and epoxy are all floors we take on, each cleaned with what suits it. If yours is something unusual, describe it when you ring and Ryan will be straight about whether it’s a job for us.
How much does commercial floor cleaning cost in Melbourne?
